A legal claim that one party failed to perform as required under a valid agreement with the other party. For example you might say, 'The roofer breached our contract by using substandard supplies when he repaired my roof.'

A provision in a contract stating that some or all of the terms of the contract will be altered or voided by the occurrence of a specific event. The catch is that when the owner sells, she gets none of the profit if the market value of the unit has gone up.
